Plans for 66-bed care home unveiled for land which used to be a 150-year-old factory

A huge new care home could be build on land that housed a historic factory. A care development company has submitted plans to Colchester City Council to build the three-storey building on land east of Port Lane in the city.

If the plans are approved, LNT Care Developments would build a care home for the elderly on 1.5 acres of land previously home to a historic warehouse that ran for more than 150 years.

The site of the former Paxman Diesals factory was previously owned by MAN Energy Solutions, and had received planning permission in 2022 to transform the land into housing. Opposite this site is a development called “Port Lane Developments”, run by Galliard Homes, which is looking to build 83 homes.

If approved, the new care home would contain 66 bedrooms, access features, car parking and landscaping. The developer is also looking to built within two years of getting approval from the council.

In documents submitted as part of the planning application, LNT Care Developments said: “It will provide for important identified care and housing needs, providing for both general residential and dementia care.

“It will be made available for, and staffed by the local population and offers important benefits to community wellbeing, the amenity of the local area and performance of the local economy.”

The home would have internally 3,250 square meters and the single-room accommodation will have “en-suite facilities”. There would also be 25 parking spaces, plus lounges, dining rooms, a café, bars, quiet lounges, family rooms, a garden room, a cinema room, a shop, and a hair studio.

The developer added these facilities “are particularly important for future residents who rely upon easy access to facilities, activity and familiar settings for a good quality of life”.
