Plans have been lodged that could see 75 affordable homes built in an area of Sunderland that appeal to families and first-time buyers.
A planning application has been submitted to Sunderland City Council by Karbon Homes and Oaktree Living which would see land north of Burdon Lane, Tunstall Farm, in Ryhope, transformed into a housing development. The site comprises of around 3.54ha of grassland and agricultural buildings.
The agricultural buildings that are currently on the site consist of former poultry buildings, including a number of grain feeders which are in poor condition. The buildings would be demolished as part of the development.
A statement accompanying the plans – which were lodged in December – states: “The proposed development will deliver well designed new affordable homes, indistinguishable from market housing. The proposed product and mix of house types including single storey and level access properties will assist in meeting the needs of older persons, and people who wish to downsize freeing up existing housing stock and contribution to the churn in the local housing market. Properties which are smaller in size, energy efficient, modern and adaptable will also appeal to first time buyers, families and essential local workers.”
The proposed development is made up of one to four bedroom homes, which include flats, bungalows, and two storey semi-detached, detached and linked homes. The tenure types are dispersed across the site, comprising 25 affordable rent properties and 50 rent-to-buy properties.
The statement adds that the development would provide a “sustainable development opportunity” which are in accordance with Sunderland City Council’s design principles.
